Malibu real estate has a few unique qualities which you should become aware of to help understand the values of homes for sale.
Ocean View
A good portion of the homes value will be based on ocean view. Two homes can be side by side but one may have significantly larger ocean views. It needs to be looked at in person, preferably on a clear, sunny day, to see how much “blue” you will be seeing.
Beach Rights
Other homes can have deeded beach rights. Point Dume has deeded rights to some of the most beautiful, private beaches in all of Malibu. Malibu West has deeded beach rights that include the use of a beach club building right on the sand, and a lifeguard in the summer to watch over swimmers.
Location Near Schools
Malibu Park is know as a family type neighborhood that is located near the schools, and still has a country feel with numerous residents owning horses. This area has always been in demand for families that have school age kids and most homes can reach the middle and high school within a few minutes drive.
Up In The Hills
Some of the better values in Malibu can be had if you don’t mind driving up a hill or into a canyon. There are numerous great homes located up Latigo or Coral Canyon but it may take anywhere from 5-10 minutes up a windy road to get home. The homes usually have panoramic views of the mountains and ocean, but can be tough if you have kids involved in a lot of activities.
Septic Issues
Most Malibu homes have a septic tank and the city has recently required that any house sold must be working properly and certified. Homes that are older may have a higher chance of having a failed system and new systems may run $60-$100k. There are a few pockets of homes that are on a sewer system where this is not a concern. Malibu West is one for example.
